Do I need a permit?

Receiving a building permit from your city’s building department and using licensed and insured contractors is always recommended.

Will finishing by basement void my warranties?

Under normal circumstances, finishing your basement will not affect the warranty on other areas of the home. However, any issues that can be traced back to damage, improper design, or workmanship related to the basement finish may result in some or all of the associated warranties being voided. You (or your contractor) would assume responsibility and warranties for all basement connections and finishes.

EDGEhomes trade partners provide a two-year warranty on “inside-the-wall” systems, including plumbing, electrical, and HVAC connections. Appliances (such as the furnace, water heater, etc.) are covered under the manufacturers’ warranties.

Is my HVAC system big enough?

The total square footage of the home, including the unfinished basement, is used when sizing the HVAC equipment. That said, the final capacity and efficiency can depend on how the basement is finished (number of rooms, added bathrooms, return air vents etc.). A licensed HVAC contractor can perform a load calculation to confirm whether any adjustments or additional ducting are needed as part of your basement plans.

Can I get contacts for the trades that built my home?

Yes. Ideally, we recommend working with the same trade partners who built your home, as they are already familiar with your home’s systems and requirements. For contact information, please reach out to our Customer Service team.

Can I add a separate basement entrance?

Please contact your city building department and your Community HOA (if applicable) to confirm whether a basement entrance can be added and to understand any requirements that may apply. You or your contractor should also consult with a structural engineer to confirm any structural or additional requirements.

What if my plumbing drains are in the wrong spot?

Basement plumbing rough-ins are installed during the early stages of construction, before interior walls and future basement layouts are finalized. The goal is to provide general access points for future bathrooms or wet areas rather than exact fixture placement for a specific design. Concrete cutting or drain extensions are common and expected parts of basement finishing work.

Where is the plumbing for my tub drain?

Typically, the plumbing for a basement tub is located beneath a square plastic box-out set into the concrete at the time of the pour. The plumbing line will generally be within approximately two feet in any direction and about two feet below the box-out. If a box-out is not present, the concrete above the tub drain will need to be chipped out. For questions regarding tub drain location, please contact our Customer Service team.
